The Southern part of Ahmedabad is close to both Railway Station and the Airport and is the city’s tourist’s hub. Well networked roads and good connectivity has enabled the region’s properties to flourish both commercially, industrially and residentially.
The south zone covers prominent landmarks such as Ahmedabad Dairy, Bhaduat Nagar, Gordhanwadi, Ramvadi, Vatva Gam, and Vishalnagar. In the July-September quarter of this year, property rates surged on the back of expansion in civic infrastructure including drainage lines, water supply stations, opening of Ahmedabad-Vadodara expressway, and the widening of SP Ring-road.
As a result, heavy investments in properties are witnessed in South Bopal, Shela, Ghuma, Sanathal, Shilaj, Prahladnagar extension (Makarba), Dani Limbada, Jamalpur, Kankaria, Khokra Mehmedabad and Maninagar. Places like Narol, Nikol, Vinzol, Sanand, Sarkhej, Vatva are all flourishing thanks to is huge concentration of schools, colleges, hotels, hospitals in localities neraby. Maninagar is a reputed residential area in this part of the city.
N.G Developers, Navratna, BGP Builders and Saumya Constructions have many properties in progress at Ahmedabad south. Leading developers like DLF, K Raheja Group, Unitech, Parsvnath are also active in this area. DLF is investing in an urban infrastructure development project besides the Sabarmati riverfront project and public transit project. The Adani group’s mega township near Nirma University on the SG highway is a big project to watch out.
Vraj gardens project with private farm houses and bungalows are custom –made in design. It incorporates landscaped gardens, extensive water features, gazebo seating outside, glass corridors between rooms and other features. Heritage Group has a project called the 'Heritage Skies' designed by Hafeez Contractor.
In commercial property, Niho's Scottish Mall is a huge project covering half a million sq ft in terms of area. An exhibition cum convention centre is yet another big project in commercial real estate happening here.
