South Bangalore has emerged as the latest hotspot in real estate and the new development hub of Bangalore city. South Bangalore areas such as Sarjapur Road, Electronic city and Hosur Road featured among the top 10 list of an international study on real estate that identified price appreciation between 50 to 150 per cent.
The demand for properties in South Bangalore continues to be robust. The residential-property supply is being catered by residential pockets like Bannerghatta Road, Begur Main Road, Jigani and Anekal with more scope in areas like JP Nagar and Bannerghatta Road.
Most NRIs prefer south Bangalore to settle due to its cosmopolitan crowd.
South Bangalore offers a rosy outlook as more projects coming up including malls and retail outlets. Bangalore South residential areas include Koramangala, Bannerghatta Road, Sarjapur Road, Hosur Road, Outer Ring Road, Jayanagar, JP Nagar, HSR Layout, Kanakapura Road and Banashankari.
The infrastructure improvements in South Bangalore are widening of Hosur road, coming up of the elevated expressway, BMIC peripheral road, more flyovers and commercial establishments.
New projects are happening in BTM Layout, JP Nagar and Bannerghatta Road, Sarjapur and Outer Ring Road and Koramangala. The Hosur-Adugodi stretch is teeming with retail outlets. South Bangalore also offers better connectivity to North Bangalore through the Namma Metro. Whitefield, Sarjapur Road, Bannerghatta Road and Hosur Road are seeing a new surge in real estate development.
Recently, Tata Housing announced the launch of a luxury residential project called The Promont, with 320 apartments. It is located at Banashankari in South Bangalore. The Promont will sell about 9 lakh sq ft of residential space. It is designed by architect Moshe Safdie, who also designed the famed Marina Bay Sands Resort in Singapore.
In the upcoming areas, Hosur Road is notable as a new development hub. The new expressway from Silk Board Junction to Electronic City is under construction and one side it is flanked by Forum Mall and the IT hub Electronic City on the other.
