The transformation of Hyderabad into a modern happening IT city has made its real estate market very pricey. Hyderabad’s rising property prices are indicative of the city's booming economy driven by IT sector, Special Economic zones, Industrial parks, and infra projects like mega international airport and expanding road connectivity.

With too many projects happening, demand for land in Hyderabad shot up massively in the last few years. The IT industry is making huge demands on both office and residential space. New projects such as Fab City; Greater Hyderabad are driving up land values further.

A Real Estate Agent spoke about the property trends and said, “Jubilee Hills and Banjara Hills always command the highest property prices. High demand for premium residential properties is the new trend in Hyderabad property market covering Secunderabad also. Buyers want best amenities and social infrastructure with emphasis on security, ambience, shopping and recreational facilities.

To make their projects very fast-moving, builders are coming up with various amenities to the projects. Many 'A' grade real estate developers are now into integrated houses or villas usually covering 300-350 sq yards with club facilities and in the price range of Rs 2 crore to Rs 3 crore. The average appreciation at possession of property, after a year, will be 60-90 per cent. Rental values are rising in the range of 40-60 per cent in residential properties. Independent houses are coming up in plots of 250 sq yards to 650 sq yards with built-up area from 2,100 sq ft to 5000 plus sq ft. Depending on plot size the price can vary from Rs 2 crore to 4 crore.

There are many residential projects in the pipeline from Janapriya Engineers Syndicate, SMR builders, Saket Engineers, Amsri Builders and Sanali Group.
