Property in Patiala

Patiala is a growing city in Punjab and an erstwhile princely state. The real estate market of Patiala is flourishing in the aftermath of several real estate investments that came to the city in the last few years.

Patiala’s properties include Apartments, Flats, Independent Houses, Guest Houses, Plots, Villas, Farm Houses, Commercial Spaces, Office Spaces, Factory Space, and Shops. Commercial property for rent and lease include individual houses, apartments, office space, shops, pubs, bars, restaurants, hotels, warehouses, garages, retail and industrial properties.

A few Township projects have changed the real estate scenario in Patiala. Prime among them is, Builder Omaxe’s Township Project at the Sirhind Road, and the second one is Sunny Enclave by Bajwa Builders on the Patiala-Pehowa road.

The Omaxe project is a self-sufficient township. It is named as PDA-Omaxe City covering 333 acres. The Patiala Development Authority (PDA) and Omaxe are in a joint development agreement for the Township, where residential plots ranging from 200 sq yd to 1,350 sq yd are sold to the buyers. In 2010, Omaxe added a Shopping cum Office (SCO) complex to the Township project. The new SCO complex spread in 77 acres drew huge response from the buyers when the space was auctioned.

The Tricone City, launched in 2009 is a residential township spread in 85 acres. It is a 100 percent FDI project and promoted by builder Tricone Projects India Limited.

A property dealer commented: “The main property trend today in Patiala is the rising interest for commercial property unlike the past when property purchase was largely for the residential sector. Now we are getting more queries on the availability of commercial land”.

Many Corporate groups are also planning to set up SCOs in the city. As a result commercial land prices are jumping. The upcoming Rajpura Thermal Plant project is also having an impact on the commercial property market. Clearly, Patiala’s real estate sector is on a high boom.
